Property Advisory Case Study

The Brief

To find and secure a low risk and high yielding passive investment in a well established blue chip location.

Our Comments

A really great result in a buoyant market. Combining commercial and residential in this instance enabled our client to both achieve well above average returns and diversify risk. Based on the residential component alone the returns would have been above the Surry Hills average yield, but reinforced by a secured quality tenant in the commercial premises below ensured a very high yielding passive investment in a great location, with additional future development opportunity STCA.

“It all happened so quickly with a brief for Sebastian James to find me 2 residential investment properties that would yield enough per annum to enable me to concentrate on ‘other’ things. Initially we decided that 2 properties produced a higher yield than one and so we preceded looking at only a couple of options before a property came up in Crown Street that combined a commercial licence with a restaurant downstairs and 6 units upstairs. We saw the place on a Saturday and with short notice the auction was to be held that Tuesday at 10am. Combining a commercial lease with residential ones seemed a sound investment and we researched further. At 10.30am on the Tuesday the vendor reluctantly parted with an 8.3% yielding venue. Thanks Sebastian.
